  • Assumed area for different types of dwellings
    • All Flats – 71m2
    • Detached, Semi Detached and Mid terraced housing – 94m2
  • 100% energy efficient lighting in all dwellings
  • All dwellings have the same insulation and boilers, not the case in real life
  • No cavity wall insulation in dwellings
  • All buildings, apart from the modern flats, are all pre 1981
  • The EDEM upgrade costs are suitable for 2010
  • EDEM has gas costs as 10p for electricity per unit and 2.5p per unit for gas consumption
  • Calculations carried out for 13p and 3.8p for electricity and gas respectively
  • Medium boiler and standard insulation in dwellings as realistic base case matches roughly to 2007 energy consumption.
  • All pre 1981 dwellings have high ceilings bar council flats
  • With Social housing, only insulation modifications made as heating modifications incorporates biomass plant output.
  • EDEM calculations carried for typical climate in Scotland
  • All modifications in sensitivity study has tight airtightness
